When it comes to homeowners insurance, understanding how your belongings and property are valued can make a big difference when you have a claim. Two terms you may hear are Replacement Cost Value (RCV) and Actual Cash Value (ACV).
While they sound similar, they can result in very different claim payments.
What Is Replacement Cost?
Replacement Cost Value is generally the amount it would cost to replace damaged or destroyed property with a new item of similar kind and quality, without subtracting depreciation.
For example, imagine a storm damages a 10-year-old roof. If the roof has replacement cost coverage, the policy may provide coverage based on the cost to replace the roof with a comparable new roof, subject to your policy’s terms, limits, deductible, and any applicable conditions.
Replacement cost coverage can help you avoid having depreciation significantly reduce the amount available to repair or replace covered property.
What Is Actual Cash Value?
Actual Cash Value takes depreciation into consideration.
Depreciation accounts for factors such as the age, condition, and expected useful life of an item. Because depreciation is deducted, an ACV payment may be substantially lower than what it would cost to purchase a brand-new replacement.
For example, if a 10-year-old television is damaged by a covered loss, its replacement cost might be $1,000, but its actual cash value could be considerably less because of its age and condition.
Why Does the Difference Matter?
The difference between RCV and ACV can become especially important after a major loss. If you assume your policy automatically pays the full cost of replacing everything, you could be surprised when depreciation or coverage limitations affect your claim.
It’s also important to remember that replacement cost does not mean unlimited coverage. Your policy still has coverage limits, deductibles, exclusions, conditions, and other requirements that can affect how a claim is handled.
Some policies may also initially pay actual cash value and then provide additional replacement cost benefits after the property is actually repaired or replaced, depending on the policy language.
